I've stayed 4 nights at Rooms Ane Old Town with m girlfriend.
The room was located in a great place in the old town in a small street.
Ana, the owner, is a very kind lady. She can answer all your questions and if you need something she will help you.
The room was really clean, even as the bathroom. 
If you like a simplistic way of staying for a good price I would strongly recommend Ane rooms.
The combination of price, kind owner, and location is perfect!
We had a nice time in Dubrovnik!

Great location, very kind and helpfull owner

The place is in the old town city centre, 5 minutes to the port and 10 from the main beach (walking distance), so it was perfect. The lady is extremely nice and helpful. I recommend this location! Beds are comfortable and the area is quite during the night. Internet works very well.

I made a two night reservation at this place, and was send numerous emails on the day of my arrival inquiring about the time I will show up. I confirmed my arrival time and waited one hour for the proprietor to show up at the room. When I arrived at the property, the owner was hysterical, telling me she messed up the reservation and she'll put me at a place further down the stairs. I assumed it is her own place and only when we arrived there I realized it is somebody else's home. The new room was much smaller, no air conditioner across smelly and noisy restaurant kitchen and on the ground floor as opposed to the first floor as I have originally reserved. Rooms Ane proprietor tried to convince me it is going at the same rate as her place, and I spent some time negotiating a price reduction. When I had a chance to do my research, the room I was placed in was not even advertised under Rooms Divna but another, much spacious and on the first floor room was selling at the lower price then what I has paying for their hole in the wall. When I contacted Agoda they were very inefficient at resolving the issue, also trying to coerce me to stay where I was, and pay the price negotiated. I am truly disgusted by Rooms Ane host as she had plenty of time to inform me of the mess-up ahead of my arrival so that I can make another reservation. I feel as if they all conspired against me and I ended up with a ruined vacation plus the higher cost of a room that is not even advertised. Don't reserve rooms Ane, the proprietor is really creepy and set to ruin your holiday.

Skip this place, unless you are looking for a ruined vacation

The location was great just a few steps down to the main street in the old town! There was a supermarket less than a minute away and we had everything we needed. Ane was great she made sure we had everything we needed :) It does get quite hot in the room in August but ane had a fan ready and offered to give us 2 which was very nice. The bed was big and comfortable and sharing the bathroom was no problem with other guests. Overall great stay!

Great Stay! 

Al llegar a Dubrovnik nos guiamos con Waze y pasamos de largo porque no sabíamos que estaba al interior de la ciudad amurallada, donde no hay acceso para los autos. Luego fuimos en busca del lugar y queda en una larga subida de escaleras, por lo que no se recomienda ir con grandes maletas como nosotros. La dueña nos recibió muy cordial y nos explicó todo, finalmente no nos quedamos por comodidad, ya que las escalas son muy agotadoras para andar como maletas, se recomienda para mochileros. 

Excelente ubicación al interior de la ciudad amurallada.

Ane has checked on us to ensure we had everything we needed.
We were there during few extremly hot days, but AC would have been welcomed.

Great location

The generously sized room has windows which open onto the little &quot;street&quot;, there is a kettle outside on the landing and the bathroom right next door. Ane was keen to provide everything we needed (she gave each of us a cool glass of juice upon our arrival) and offered for us to leave our bags with her on our last morning.  The house is close to restaurants but not so close to hear noise from them.  There is a supermarket less than 100m away and a (pricey) bakery just down on the main street.  We are fit and healthy so managed all the stairs of the street with no problems, but if you have trouble with stairs, it could be a challenge.

Ane was a wonderful host, providing everything we needed.  

PLEASE FAMILIARIZE YOURSELF WITH THE HOUSE RULES

1. Close the windows when you are going out of the apartment.
2. Extinguish all electricity consumers when you are going out of the apartment (air conditioning, heating, TV, light...)
3. Produce no noise after midnight (12 AM)
4. Take care and keep inventory of the apartment, especially floor and furniture
5. Any damage caused by negligence will have to be compensated
